New Construction FAQ · Buyer agent at model homes

Will the builder charge me more if I use an agent?

Central PA guide · By Josh Schoenly, eXp Realty · Published October 17, 2026 · Last reviewed October 17, 2026

Short answer: Generally, no. Builders typically set their prices and incentives based on their costs and market, not on whether a buyer has an agent. But practices vary by builder, so ask each builder directly and confirm the price and incentives in writing before you sign.

How builders usually set prices

Builders in Central PA generally price homes and set incentives based on land, construction costs and their market. Published base prices and incentives are typically the same whether or not you bring an agent. That said, there is no rule requiring it, and practices vary, so verify with each builder.

Frequently asked questions

Is a builder's price usually the same with or without an agent?

In general, yes. Many builders publish the same base prices for everyone. Still, verify with the builder you are considering, because each sets its own practices.

Could I get a lower price by going without an agent?

Don't assume so. Ask the builder directly whether price or incentives change if you are unrepresented, and get the answer in writing so you can compare.

Who pays my agent on a new home?

It depends on the builder and your written buyer agreement. Many builders offer compensation to buyer's agents, but it varies and is negotiable.

What should I get in writing?

The purchase price, every incentive and its conditions (such as using a preferred lender or title company), and any statement about buyer-agent compensation.

What does an agent do on a new construction purchase?

An agent can help you compare communities and incentives, review the builder's contract with you, track deadlines, and coordinate inspections and closing, while the builder's sales staff represents the builder.
